New dwellings require full planning permission. This process typically takes around eight weeks and involves a submission fee of £588 plus an £85 administration charge. New builds generally come with conditions attached, which will need to be discharged. RobsonEverett can assist with this through our in-house expertise or by coordinating with specialist consultants.

Applying for a Garage Conversion
Garage conversions typically require one of two types of application: a Lawful Development Certificate or Householder Planning Permission.A Lawful Development Certificate falls under Permitted Development rights, which set out specific criteria allowing a project to proceed without full planning permission. This application usually takes around eight weeks, with a submission fee of £129 + £70 admin + VAT.
Most garage conversions qualify under Permitted Development, which helps streamline the approval process. If your project does not meet the criteria, you will need to apply for Householder Planning Permission instead. This application carries a fee of £528 + £85 admin and typically takes about eight weeks for the local authority to make a decision.

Heritage Feasibility & Appraisal – To provide informal advice on alterations and additions to a listed building (including pre-purchase assessments for listed buildings or non-designated heritage assets).
Team Introduction – Meet our team of designers and heritage specialists to confirm the brief.
Historic Building Surveys – Carried out at levels 1–3 in accordance with Historic England guidelines.
Archaeological Assessment – To assess the viability and sensitivity of potential archaeology within the setting of a historic site.
Heritage Statement / Heritage Impact Assessment – To support listed building applications and proposals affecting the setting of heritage assets.
Concept Design – To design and prepare sketch scheme options, taking into account heritage constraints and opportunities.
Developed Design – To refine the preliminary scheme, gain your approval, and begin preparing documentation to support listed building and planning applications.
Technical Design – To prepare a set of 1:50 scale general arrangement drawings and construction notes, and submit a full Building Regulation application to Building Control. At this stage, we introduce our sister company, BSF Consulting Engineers, to provide structural calculations and detailed designs.
Repair / Methodology Statement – To satisfy planning conditions, if required.
Tendering & Construction – Preparation of construction drawings, detailed specifications, and a schedule of works to allow contractors to provide accurate, like-for-like quotations. We also prepare and administer a building contract between you and your chosen contractor.
